Drawing the lines in battle over space By Jeff Simms Scenic Hudson is hoping to nearly double the parking at the base of Mount Beacon to ease congestion at one of the Highlands’ most popular hiking spots . Meanwhile, the Beacon City Council and a developer clashed over who should provide spaces for a new 24- unit apartment building on Main Street. Mount Beacon Representatives from Scenic Hudson appeared before the Planning Board earlier this month to discuss plans to expand the lot at the park from 40 spaces to 77. The project, if approved, would be completed this winter, said Meg Rasmussen, a park planner for the nonprofit conservation group . It would involve moving the Howland Avenue lot entrance farther away from Route 9D and turning it into an exit. Cars routinely line Howland on holidays and weekends when the park’s lot is full. The Edmond City Council this week voted 3-1 with one abstention favoring the commercial site plan for The Campbell, to be located north of Campbell, west of Jackson and south of Edwards. Councilwoman Elizabeth Waner cast the no vote and Councilwoman Victoria Caldwell abstained from voting. Variances include : • 10' front yard setback variances on Campbell and Edwards; • Parking requirement to include a 25 percent exemption for not only the non- residential square footage of the project but also the multi-family units in the project; and • Sign variance for blade sign to extend over the right-of-way. Two buildings with streetscaping will be constructed with shared parking between them. Facing Edwards will be building A, a 39,954 square foot 3- story building housing with 36 apartments, said Randy Entz, city planner. Aspen Heights project moves forward in Amherst

AMHERST — A large apartment complex proposed for Route 9 at the Amherst- Hadley town line continues to move through the permitting processes in both communities, even as some residents express worry about the size of the project and how it could impact their neighborhood. Amherst Planning Director Christine Brestrup said people have raised several issues with the 131- apartment Aspen Heights residential community in both written comments and orally at a Zoning Board of Appeals hearing earlier this month. One of the most prominent concerns, Brestrup said, is whether people who live at the proposed complex , to be built at 408 Northampton Road, will drive through the Greenleaves Retirement Community and Windfield Family and Senior Estates. Because Northampton Road is a divided highway, those living at Aspen Heights will have to exit the complex by taking a right, heading east, Brestrup said. City staff push for design changes on 13-story concept along E. Livingston

Illinois-based multifamily developer  Banner Real Estate Group  has the initial support of city staff for its proposed 13-story mixed-use apartment building planned in Downtown Orlando, but has also been put on notice that key design elements must change in the coming months.  Conceptual plans and new renderings for the 13- story building will go before Orlando's Appearance Review Board on Thursday for a courtesy review.  That's being done by the developer, civil engineer  Kimley-Horn  and architect  Baker Barrios  to get valuable early feedback from the ARB and staff on their design, before an eventual Master Plan filing . How to get apartment owners to respond to me on Craigslist NYC

The first trick is to respond only to legitimate ads.  There is a ton of spam and fraud on Craigslist.  The primary sign that an ad is not legitimate is that the apartment is under priced and/or comes with unbelievable extras such as 2 garage spaces. I took a look just now and found a bunch of large, beautiful looking apartments with off street parking that were impossibly under priced, look like apartments located in Chicago (not NYC), and that were listed in the middle of the night by people with ridiculous 3 part names .  I searched for keywords in the ad description of one and found the exact same text advertising apartments in LA and Philadelphia (How could a legitimate ad for a Lower East Side apartment claim it was "close to the bus line?" That's flyover country talk .). But there are so many good looking deals, they can't all be spam or fraud, right? Development project near Four Winds Field gets OK in South Bend | Business

SOUTH BEND — Additional details emerged Thursday concerning plans for a mixed-use apartment project and full-scale brewery near Four Winds Field. “What we’re doing is we’re going to build a first-class experience but at an affordable rate,” Andrew Berlin , owner of the South Bend Cubs , said of the project. The Redevelopment Commission agreed Thursday to contribute $3.4 million to the project for building and infrastructure improvements. Situated directly outside Four Winds Field, Berlin Place will feature 120 studio, one- and two-bedroom apartments and 10,000 square feet of ground- floor retail space across four buildings. Details have yet to be worked out, but rental rates will be “competitive” with the local market, Berlin said. Twenty-eight of the 120 apartments will face the field, he said, and include balconies with “enough room to entertain.” A rooftop party deck will overlook left field on one of the buildings, he said, with 360-degree views of the stadium and downtown.
