One thing to bear in mind is that these are income restricted apartments. For those unfamiliar, it means you have to fall under a certain income bracket to be able to qualify for housing there. While no one really expects income based housing to be luxurious, there are quite a few things River Reach can, and really should, improve upon. My main issue, and why we decided to move, is that there is absolutely no enforcement of the parking policies or the noise policies. I would regularly come home to absolutely no parking at my building and have to park one building over (sometimes late at night which was unnerving), only to see a bunch of unknown cars parked in our lot for several days. Many of these cars were obviously not residents' or even operational vehicles, which was against their own parking policy. Reporting to the office did nothing. Rarely would a live person answer the phone anyway, even if calling during supposed business hours. As for the noise, it is pretty common for people to park in their cars and blast their music at all hours, yell in the breezeways, gather in the parking lot making noise, etc. There was supposed to be a security guard to take care of that, but he could mostly be found chatting with residents who were sitting in the stairwells. (Sitting in the stairwells was also against policy. It's not something that bothers me personally...people always move over when needed...but it is just another example.) I think it's great to familiarize yourself with the residents, but you have to do your job at the same time! I always see random dogs just kind of wandering around, too. Mostly small dogs oddly enough. They don't seem threatening, but maybe neglected, I don't know. I always would look for an owner but there was never one around. Being duch small house breeds you have to assume they are from within the complex. Also, another reviewer mentioned residents smoking. This is true. I would come home at any point in the day and the breezeway would wreak of tobacco and/or pot. This only bothers me because of my kid, but those more sensitive to smoke may want to keep this in mind. The speed bumps in this place are insane. I'm all for driving slowly in a residential area, but you basically have to stop your car before each bump to avoid busting your muffler. Good luck if you have lowered your car at all, you'll need it. The office staff are okay when you actually talk to them, and the maintenance guys are always nice and helpful. Sometimes it takes them awhile to get some things done, but if it's important they'll take care of it as quickly as they can. My AC went out on a 95 degree Sunday morning and the guy responded immediately and fixed it in under an hour. Can't complain about that. I can complain about the roaches, though. I get that it's Florida, but there seems to be an abundance. They have a bug guy who sprays monthly (he's also very courteous) and will come out more if requested, but it seems to be of little consequence to the damn roaches. Ants can get bad, but only during the rainy season so there's not much to do about that except get some traps. This is getting long so, to sum it up....the price is pretty good, the apartments themselves are pretty good but kind of old and running down a bit. If you need peace and quiet in the evening or like parking close to your door, this may not be the place for you.
ZERO STARS. One star is one to many for this dump/trash apartment complex and management. Whoever owns and runs this place needs to fire the entire staff. They need to sell the company to someone who knows what they're doing, knows how to make money and to someone who will treat others with respect and compassion. My husband and his mother lived here for almost 4 years before new management took over. They taped an eviction letter on the door kicking them out so that they could renovate the apartments. They only gave them 30 days to leave then they lied and said that the apartment was trashed, dirty and that several things were broken. I know what you're thinking, why would they lie? Trust me they did. Nothing they bid was true, especially since they wouldn't give us any of the details as to whats trashed, dirty or broken. They refused to speak to any of us then and are still doing this now a year later. My mother in law left that apartment better and cleaner than it was the day they moved in. They also sent the notice of eviction straight to collections before even sending us the letter stating what was wrong and how much it was. We also never found out what exactly there complaints were as to why we were charged over $500 dollars. Who does that? Somewhere they lied about the time frame and then tried to potentially screw all of us over with the collections agency and our credit. My husband is now in the military and stationed on the west coast. We have been trying to move into our new home for almost a month now before he goes on deployment. The staff at our new apartment complex needs to reach them to verify that my husband and his mother made all of the payments on time, etc. We as well have been calling them repeatedly. They seem to only answer the phone for either of us if we block our numbers. Otherwise, they will not answer, call back or email any of us back. This is our lives the management and staff at River Reach Apartments is messing with. How would you feel if they were the reason you could potentially be homeless and out of a few hundred dollars because they couldn't take 2 seconds out of there day to respond with their verification? We have never had this issue with any other complex before. I cannot stress enough how unprofessional and disrespectful this is not only to my family, but to my husband who serves this country and just wants to makes sure he has a home for his family while he's deployed. If you are looking into living here then please, please I advise you to rethink this decision and to not rent at this complex!! Run, run as fast as you can because you will regret signing that leasing paper. They will ignore you, they will try and take any and all money you have, they will screw you over and over again and they will treat you so poorly that you could end up evicted with no warning or notice for absolutely NO REASON. PLEASE DO NOT look into living here. There are so many other apartments to rent in Orlando that are actually nice, well kept, maintenance actually does their job and the price you pay is worth every penny. Instead check out High Point Club Apartments, Advenir at Polos East Apartments, etc. TRUST ME these complexes will provide you with an exceptional home, management staff and the give you the best rate possible. They also always answer the phone or respond via email and you will be able to reach/contact them during open hours no matter what. They will not disrespect you and they will make sure that you are well taken care of even after you've moved out. These people are dishonest and clearly do not care about the well being of any human being. DO NOT RENT HERE.
Please do yourself a favor and don't move here, unless you truly need a place to live! The management is the worst management I've ever had to deal with. They are so rude and they always try to charge you all these unnecessary fees. They make it seem like they're there to help you, but they are really deceiving. Also, there's a huge infestation problem across all of the apartments. Roaches and ants all over the place.. I kept a clean apartment and had it sprayed every few weeks but the bugs still showed up constantly. The security is also a joke. They hired a crazy guard that did drugs ON THE JOB, and would have a terrible temper due to the drugs.. He even pulled a gun out on one of my friends for going 12 MPH in the neighborhood. I didn't even report that to them because every other time we've complained about him, they just ignored us. Luckily, he was replaced after a while. Bottom line, it might seem like a cheap & nice place to live. But there are multiple negative things that go along with that. Terrible property manager and staff. Won't even live here again.
River Reach is probably the only reasonably priced apartment you will find in the area around UCF for an actual apartment home, not dorm-type living. The two bedroom, two bath apartments are nice. The only downfall about the apartment layout is the angles. You can really only set a living room area with a TV up only one way without it blocking huge areas of the living room. The maintenance staff wasn't the best. My dishwasher needed a part up until our move. I was told they ordered the part, and I never heard anything back. The office woman are usually nice. The newer staff when we left wasn't very friendly, but could have been me! We never had any problem with rent checks being lost with them, or anything of that nature. Almost probably 90% of the other people around you will be smokers, so if you are not a smoker, be aware! The outside of my apartment always smelled like smoke, and someone was always sitting outside on the steps in front of my door chain smoking. Overall, It was not a dangerous living area and it was a good apartment for two years, and it's in a fine location, just very busy traffic.
