Lewiston seeks grant to transform Tree Streets neighborhood

LEWISTON — The city is seeking a large federal grant that would address housing and other issues in the poorest areas of downtown Lewiston , and neighborhood advocates say the funds could go a long way toward implementing goals they've had for years.  If successful in its bid, Lewiston could receive $1.3 million from the U.S. Department of Housing & Urban Development and what's known as a  Choice Neighborhood Planning and Action Grant. The city council approved the application last week, and will commit $237,500 in local Community Development Block Grant funds during implementation if the grant is successful.  The city hopes the funding can lead to long-term changes in the downtown neighborhood , where nearly half of residents live below the federal poverty level . According to 2015 census figures, the median family incomes in downtown census tracts 201 and 203, are $12,417 and $16,047, respectively.  The main purpose of the funds is to plan and execute major housing...

The week in business - The Boston Globe

INDUSTRY GE delays opening of new building in Fort Point General Electric Co. has pushed back the expected opening of its new building overlooking Fort Point Channel by two years after deciding to break the headquarters project into two phases. GE vice president Ann Klee said in a memo Tuesday to Boston employees that executives expect the 12- story building , dubbed South Point , to open in mid-2021, compared with an earlier goal of 2019. Two older brick buildings , together dubbed North Point , will be renovated first, with the aim of opening them in the first half of 2019. GE has already started work on the two old buildings, originally part of a Necco candy manufacturing complex . But construction on the new building was supposed to happen concurrently with much of the Necco renovations. Now, GE will finish the Necco buildings and move employees into them before starting construction of the new building. GE expects it will take 24 months to complete the new structure. The ann...

Town Hill Lofts at Snow King approved by town | Town & County

The Jackson council approved Crystal Creek Capital ’s mixed-use development at the base of Snow King Mountain last week. The Town Hill Lofts will have 43,000 square feet of residential space and 3,700 square feet of commercial space. The development at the eastern edge of the base of Snow King Mountain will include 34 market-rate units, ranging from 800-square-foot apartments to 1,300-square-foot lofts. There will also be four units that will house 100 percent of the building’s employees. Crystal Creek Capital said it might break ground in the spring. The only adjustment the council imposed as a condition of approval was reconfiguring all of the employee housing units to either studio, one-bedroom or two-bedroom units. The employee units were originally designed as two one-bedroom units and two three-bedroom units. “We’re pleased with the collaboration with the town’s planning staff,” said Jim Walter, president of Crystal Creek Capital . Baytown tops Texas for hikes in apartment rents

Image
Apartment rents grew the most in Baytown among Texas cities for a one-year period through July, though it remained one of the lowest priced markets in the Houston area, a new report showed. The median price of a two-bedroom unit in Baytown reached $850 in July, a 10.9 percent jump over July 2014, according to the July Texas Rental Price Monitor by Apartment List . Apartment List , an apartment rental marketplace based in San Francisco, compiles the data from several hundred thousand listings it has on its site. Demand for housing in Baytown and other communities on the east side of Houston is being driven by major expansions of petrochemical plants in the region. Curiously, a one-bedroom unit in Baytown costs more than a two-bedroom unit. One-bedrooms rented for $1,150 in July after a 14.6 percent year-over-year rise, according to the report. Alvin had the second highest rate hike in the Houston region, with rents rising 9 .9 percent year-over-year to $830 for a two-bedroom unit. ...

New affordable housing going up in Gulfport - WLOX.com

GULFPORT MS. (WLOX)-- A new tax credit affordable housing apartment complex will soon open in Gulfport. Baywood Place replaces the Baywood apartment units on Switzer Road. To say these are a vast improvement from what was there, would certainly be an understatement. Jesse Billups is with the Mississippi Housing and Development Authority, which is overseeing the work. "These are state of the art units." Billups told WLOX news . "The complex will have a swimming pool, elevators, a computer center, business center and a media room," Billups added. Since these are tax credit apartments , that means the rental rate will be well below the going market rate. Billups expects these one and two bedroom apartments will rent for somewhere between $350 and $550. The development company, out of Texas, is given a tax incentive to build the complex. In return for the tax break, they are required to rent these units for a reduced rate. Billups says those who think this is gover...

Audit: MI 2nd worst for unreported nursing home abuse

GRAND RAPIDS, Mich. (WOOD) — There is no lack of new apartments in Grand Rapids, with luxury apartments and low-income places available to rent. But for years, downtown housing for the middle class has been missing. 24 Hour News 8 is learning about plans to change that. If all goes to plan, the first apartment building near downtown dedicated to middle-income clients (those who make between $30,000 and $50,000 per year) will be ready for renters to move into this time next year. Third Coast Development is behind the planned apartments at 637 Michigan Street, east of Union Avenue and the Medical Mile. The site is currently occupied by three old houses. “I’m very excited about this,” said Max Benedict, a principal developer at Third Coast. “I think that we’ve got a great formula between design, between the city getting behind the idea of it and I think we’ve got a lot of energy behind it, so I think that this is just the beginning.” The building will have 44 units, which will include stu...

Landmark Apartment’s fast growth fueled by changing housing market

Image
We’re a particularly strong and well-capitalized company with a very strong investment record . Joe Lubeck Executive chairman, Landmark Apartment Trust of America Inc. The recession and slumping housing market made the past few years a good time to invest in apartments — and Landmark Apartment Trust of America Inc. was poised to take action. By acquiring more than $1 billion in properties in 2013, Landmark now owns or manages almost 33,000 units, says Joe Lubeck, executive chairman. This correlates with increased interest in renting. “We see that a lot of people are more interested in job portability and the ability to relocate from one city based on job availability, and they also no longer perceive a house as being the solid investment that it once was,” Lubeck says. “As a result, we’re seeing significant growth in the household formative years , the 25- to 40-year-old market, where people are specifically looking to be renters by choice.” Targeting distressed properties that c...

(Photo: Romain Blanquart/ Detroit Free Press ) Buy Photo An unprecedented building boom of apartment high -rises and condos has made construction cranes a lingering fixture of the Ann Arbor skyline . No fewer than six cranes hovered over downtown last week as private developers raced to erect more luxury student and post-collegiate housing within walking distance to University of Michigan classrooms. The half- dozen residential projects that are under construction or slated to begin are the latest round in a boom that has been under way for at least three years and is permanently altering the city's housing situation. Many of the current and earlier developments specifically cater to U-M students, offering additional near- campus living options aside from blocks of grubby old houses. Other projects have ta...
