Town Hill Lofts at Snow King approved by town | Town & County

The Jackson council approved Crystal Creek Capital’s mixed-use development at the base of Snow King Mountain last week.

The Town Hill Lofts will have 43,000 square feet of residential space and 3,700 square feet of commercial space.

The development at the eastern edge of the base of Snow King Mountain will include 34 market-rate units, ranging from 800-square-foot apartments to 1,300-square-foot lofts. There will also be four units that will house 100 percent of the building’s employees.

Crystal Creek Capital said it might break ground in the spring.

The only adjustment the council imposed as a condition of approval was reconfiguring all of the employee housing units to either studio, one-bedroom or two-bedroom units. The employee units were originally designed as two one-bedroom units and two three-bedroom units.

“We’re pleased with the collaboration with the town’s planning staff,” said Jim Walter, president of Crystal Creek Capital.

The lots at 680 and 700 S. Cache St. were one of Crystal Creek’s first investments after the real estate investment firm was formed in 2009. Walter and his staff worked with the planning staff for over a year to ensure the plan complied with the Snow King Master Plan.

Though the units will be open for short-term rentals, as specified in the Snow King Master Plan, Walter was adamant that the building will not be used as a hotel.

“What we envision is units people would own and live in,” Walter told the Town Council. “There are no lock-offs or lobby. There’s no way this is designed to operate like a hotel.”

Crystal Creek sought no variances but will pay a small fee to meet part of its employee housing requirement.
