What is a planned community? It's a housing development where the homes, roads, stores and other features are carefully designed and orchestrated to make living there as convenient and enjoyable as can be. For instance: Shopping centers may be deliberately situated within walking distance of planned community homes , which are typically attached—condos, townhouses, apartments—to make travel by foot manageable. Trees and flowers are planted alongside most streets, along with hiking/biking trails. High-speed commuter rails whisk workers to nearby urban centers  for their 9-to-5 jobs. Review board unsatisfied with Capitol Hill transit development project

There were many aspects of the four- site Capitol Hill transit - oriented development the East Design Review Board liked, but confidence was not high enough to clear it for permitting on Wednesday. Situated above the light rail station , the transit- oriented development will be Capitol Hill’s largest construction project to date, creating more than 400 apartment units in a superblock that borders Broadway , 10th Avenue, East John Street and East Denny Way. Each of the four buildings will be seven stories. Three will provide around 20 percent of their apartment units at affordable levels, while the Capitol Hill Housing B-North site will include 110 units at affordability rates of 30-60 percent of the area median income . When visitors approach one of the two new affinity houses opening on the Bucknell University campus this semester, they'll cross an irregularly shaped section of pavement. Instead of proceeding straight from the front door to the road, the pathway forks at a 60-degree angle and meets the sidewalk to inscribe an equilateral triangle — or the Greek letter delta — in the concrete. It's a small detail that didn't cost extra to install, but will go a long way to making the building feel like home to its eventual occupants. The house at 125 Strohecker Farm Lane is planned to host the Delta Upsilon fraternity , which is recolonizing, and contains other architectural nods to the chapter's former house next to Bertrand Library. The two-story portico above the entryway replicates that found on the former DU house, as does the cherry wood trim on the building's first floor. Align Real Estate completed 923 Folsom, a boutique luxury apartment building in the SoMa arts and cultural district of San Francisco. The nine- story building managed by Alliance Residential Co. offers 115 residences and includes 1,900 square feet of retail. Trumark Urban purchased the property in 2012 and sold it once the entitlement process was complete. The company has also recently completed a 76- unit luxury conversion , The Pacific, which is around two miles away. Construction on 923 Folsom started in 2015, with a budget of $48.7 million, according to Cahill Contractors.
