Proposals to create more than 400 apartments across two major schemes at opposite ends of Liverpool city centre look set to secure the green light.

Liverpool City Council's planning committee will discuss separate residential-led applications by YPG Devon House and Eloquent Global as part of its next meeting on Tuesday, 29 August 2017.

YPG Devon House is seeking full planning permission to demolish existing warehouse buildings on an L-shaped site at 33 Devon Street near the Royal Liverpool University Hospital to the north of the city centre to pave the way for a new development. The Smith Young-designed scheme involves creating 218 student studios and two ground-floor commercial units across a new eight- to ten-storey building.

The site has been the subject of several student-focused planning applications in recent years, including a proposal by YPG to demolish all existing buildings and create 162 student studios and ground-floor commercial accommodation across a six- to eight-storey building that was approved by councillors in December 2016.

A planning statement in support of the new-look application, prepared by Knight Frank on behalf of YPG, explained that the earlier application proposed student accommodation at ground floor but this element was removed at the request of planning officers amid concerns about the level of amenity provided for potential occupiers. But it said that the reduction in student studios had a significant impact on the viability of the proposal and so a new application has been lodged that adds more floors while maintaining commercial uses at ground-floor level.

Meanwhile, Eloquent Global is requesting full planning consent to construct a six-storey building and an eight-storey building on a vacant site allocated as being primarily for industrial use between Sefton Street and Caryl Street near Brunswick station to the south of Liverpool city centre. It is proposing to build 198 apartments in total.

The BLOK Architecture-designed scheme comprises 147 one-bed apartments, 42 two-bed apartments and nine two-bed duplexes, as well as 6,189 sq ft of ground-floor office space and a communal courtyard.

Ahead of the meeting, a report prepared by planning officers has recommended that both applications should be approved.

Springfield police raid Worthington Street apartment, arrest 4 men on heroin and cocaine charges

SPRINGFIELD -- Four suspects, squatters in a Worthington Street apartment , were arrested on heroin and cocaine charges Thursday night after police raided the place, a department spokesman said.
