Beautiful apartments, nice walking areas, great dog park, and in a great location.

All the cardio equipment in the fitness center at Preserve at Baywood phase 1 is broken. I've submitted work orders multiple times, but nothing is being done to fix this issue. Phase 1 residents do not have access to the phase 2 gym except during business hours. This is very inconvenient.

I have only been at The Preserve at Baywood for about a month now, and while there have been issues, the front office has done their best to resolve them. The apartment is in a quiet location yet close to pretty much all the stores you need to do your day to day activities. There are two HEBs with in 3 miles of it, a Target off of Fairmont, and a lot of shopping and restaurant options as well. Parking is plentiful in the first front apartments. We can arrive home around 9PM and still find spots directly in front of our apartment. Exiting the apartment can be trickier around 6:30AM to 7:30AM due to the heavy traffic coming down Genoa-Red Bluff, and if you want to go out the front gates you have to go down about a mile or so just to do a turn around. The gates are operational for the most part, and because the apartment is in a more rural spot, safety never seems to be a concern. There are multiple officers living in the complex. We have never had an issue with noise in the apartment, we barely hear any noise from our neighbors, which proves how good a quality each of the buildings are. We've only heard our neighbors next to us once, and that was because they were outside on their (shared) patio. Through the first four weeks of being here, we had no issues, however we have noticed that our vent in the cabinet above the microwave is off, slightly, causing suction issues when the fan is in use. Recently we've been experiencing electrical issues where the breaker would trip without warning, and without a stress on the system. I did call the front office about it after the ticket was open for a week. Turns out the maintenance guy was on vacation and they had a bit of a back log. They sent him out when he came back to adjust the electrical issues, yet the fan is still on the list of things to be fixed. As far as we know, there is no ticket or paper system to let residents know they have come in and fixed an issue, though when you put a ticket in on the website it shows as open-- though no update to the previous resolved issues have changed in status and still show as open, even weeks after the problems were completed. Other than that, everything has been great and feel a four star rating or higher for the complex would be just, and that everyone's experience will differ.

Okay truth: I don't live here, but I do have multiple friends who live here and I really wanted to put in a good word for the place because it's actually really a nice spot. The whole complex is really nice and the amenities offered to residents exceed the norm in the area. There's sand volleyball, pool, relaxation/massage room, dog parks, walking trails, game room, gym and more! The apartments themselves are also nice! There is in unit laundry and they're pet friendly! I've heard good things about the maintenance and management. There are problems that reoccur and have to be fixed annually, but at least when summoned, someone does call or come to help you! My resident friends only complain about how expensive the apartments are for the area. They probably aren't thinking about the amenities (espresso in the lounge!) and other things that may drive up the cost, but that is something to consider.

I am very happy here. This is the best service all around that I have received at any apartment complex. No need to look any further!

Listen Up people. I DO live here and it's a Construction Zone! I have lived here since May. When they leased me this unit they were Very Much aware that new construction would begin at any time. This is a NOISE that goes on from daybreak till 5pm or after, 7 days a week. Even inside my apartment the NOISE NEVER STOPS. Since May, I have put in close to a DOZEN work orders to have the same issues over and over again. They don't care about the residents. I contacted GreyStar, the management company, for Construction (Preserve) at Baywood. They are willing to let me out of my lease with a 30 day notice. What a JOKE!!! I just moved here and I do not want to move again. I know that when units are available, there is a low/high price depending on the availability. I want my rent to be reduced to the low end. I was told by GreyStar that April, 2016 was the scheduled date for the new club house and first building to open. Spread the word residents. There is no end in sight for many many months. DID PRESERVE AT BAYWOOD disclose to you their plan when you signed your lease or renewed your lease. Also, I was offered by GreyStar to use the moving company they use AT NO Charge if I moved local. The apartments are spacious and beautiful. The surrounding area is convenient and has a large shopping center including many grocery stores. I feel overall safe and enjoy living at Preserve.

I've only been here a couple of weeks, but I could not be more disappointed. Simple requests to finish trim painting, remove large carpet stains that were here prior to move in, and so forth are met with attitude and excuses. The management does not match the seemingly high quality of the apartments, and there seems to be no change. Once my lease was signed, I became a problem, instead of a customer. Go elsewhere, especially for these rates.

The apartments are beautiful and so is the community. That's where is ends. The management staff is terrible. They're rude, they don't keep up with things around the community, and they don't even follow the rules they put in place. They don't make people clean up after their pets, the gates barely ever work properly, and they ignore you when they see you throughout the complex. The parking is a nightmare, there's no assigned spaces and if it's past 7 good luck finding one in walking distance of your home. People are constantly at the pool making noise late at night. The trash situation is disgusting and the dumpster is usually overflowing out onto the ground. I really wish the staff here was half as great as the apartments it would almost make living here worth it. Also please note the ground crew and maintenance crew are excellent and the saving grace of the staff.

Really nice place to live... The staff was really nice and helpful. The pool is awesome. I lived here for a year and never had issues with my car getting broken into or maintenance issues.
