Baytown tops Texas for hikes in apartment rents

Image
Apartment rents grew the most in Baytown among Texas cities for a one-year period through July, though it remained one of the lowest priced markets in the Houston area, a new report showed. The median price of a two-bedroom unit in Baytown reached $850 in July, a 10.9 percent jump over July 2014, according to the July Texas Rental Price Monitor by Apartment List . Apartment List , an apartment rental marketplace based in San Francisco, compiles the data from several hundred thousand listings it has on its site. Demand for housing in Baytown and other communities on the east side of Houston is being driven by major expansions of petrochemical plants in the region. Curiously, a one-bedroom unit in Baytown costs more than a two-bedroom unit. One-bedrooms rented for $1,150 in July after a 14.6 percent year-over-year rise, according to the report. Alvin had the second highest rate hike in the Houston region, with rents rising 9 .9 percent year-over-year to $830 for a two-bedroom unit. ...

This is why your rent will keep going up in San Diego

When it comes to getting new apartments built, San Diego is the 11th worst city in the nation, said a national study released Monday . Fifty cities were ranked on specific factors, including local regulations and land available for development, that were determined to be critical to construction by trade groups such as the National Multifamily Housing Council and the National Apartment Association . Honolulu was ranked the most difficult market for building new apartments, and New Orleans was the easiest. Research gathered by Florida-based think tank Hoyt Advisory Services for the trade groups looked at the Wharton Residential Land Use Regulation Index, a survey of regulatory laws, and a method of mapping developable land created by Sumner La Croix of the University of Hawaii. It also used the U.S. Census and other data and market research. In California, San Francisco was deemed the hardest to get new supply built at No. 8. Los Angeles was No. 12, Riverside No. 13, Sacramento ...

The high cost of renting in Southern California has doubled in last 17 years

Image
Share this article: Apartments in the Los Angeles Arts District . Photo by John Schreiber The cost of renting one’s residence in Southern California has doubled in 17 years — a jump practically twice as fast as the overall cost of living, according to the regional Consumer Price Index . Since the turn of the century to July, this measurement of local rents is up 102 percent vs. a gain of 53 percent for the overall CPI for Los Angeles, Orange, Riverside, San Bernardino and Ventura counties, the Orange County Register reported Thursday . Nationwide, rent costs rose 72 percent in the same period. This local inflation gap — rental costs vs. the overall basket of goods and services — is growing, according to the Register. It took 19 years for rental costs to double, but overall inflation in the 1981- 2000 period rose by almost as much, up 82 percent. The CPI’s rent index is compiled from a constant survey of households about everyday expenses, including the largest component: housing...

Hong Kong Housing Isn't Really a Market

Is a market with hardly any liquidity a market? Look at property in Hong Kong, where housing is the least affordable in the world and prices keep climbing in the face of official curbs. Up and Away Hong Kong home prices have paused in the past month but have been climbing for more than 10 years Source: Centaline Property There's very little buying and selling of old homes in the territory. Painful loan-to-value rules mean second-time buyers of property valued at more than HK$10 million ($1.3 million) -- just enough to bag an apartment of less than 500 square feet in Central District -- can only borrow a maximum of 40 percent; it's 50 percent for transactions below that level. An increase in stamp duty last November set the transaction tax at 15 percent of the cost of a resold home for permanent residents, and double that for foreigners (mostly those from mainland China). According to JLL, as Jones Lang LaSalle Inc. is known, transaction volumes in the secondary market have ...

Olathe OKs apartment complex at 119th, Pflumm

The Olathe City Council on Tuesday approved rezoning 27 acres at the southwest corner of 119 th Street and Pflumm Road for a 240- unit apartment complex . The 6-1 vote came after almost a dozen neighbors spoke against the project and dozens more wrote letters and emails to the city voicing their own opposition. But while the residents were unable to scuttle the project itself, they were able to persuade the council to ax plans to connect 123 rd Street through the development to Pflumm Road as planned, a move they warned would have dumped fast-moving traffic on the doorstep of Heatherstone Elementary School . “If we are going to make considerations and alterations to the infrastructure of our city based on residents that are not here in these apartments now, I plead with you to protect the citizens that are here and living in this neighborhood now,” said Tim Laughlin, who lives across the street from the school. The thin strip of land has sat unused since being rezoned in 2001 and ...

About two dozen residents attended a citizen participation meeting hosted by the developer Tuesday night at the Traverwood Branch Library in Ann Arbor. Next parking expansion in downtown Ann Arbor could start in 2018

ANN ARBOR, MI - The next expansion of downtown Ann Arbor 's public parking system could start next spring and be completed by the end of 2019 if there's political support for it. Downtown Development Authority leaders are continuing to discuss adding hundreds more parking spaces by expanding the garage at Ann and Ashley streets, taking it from six to nine stories. At their last meeting in July, DDA board members were presented with an estimated timeline indicating construction drawings , along with site plan approval from the City Council, could be done by January 2018, with the project going out to bid after that. The estimated construction time is 12 to 14 months. The timeline presented to the DDA board assumes construction delays and shows contractor selection could happen in May 2018, with construction lasting through December 2019. It's assumed the contractor would stage construction to allow patrons to use the garage while the work is being done. The Ann/A...
