Draft Scope of Work for the Inwood Rezoning Proposal A map from the Draft Scope of Work indicating red projected development sites (most likely) and blue potential development sites (less likely) by the year 2032. The de Blasio administration predicts its proposed rezoning of Inwood will stimulate the creation of 4,348 new apartments by 2032, of which a portion would be rent-restricted under the city’s mandatory inclusionary housing policy , according to a city document released last Friday. The rezoning is also expected to create 1,135,032 square feet of commercial space, 472,685 square feet of community facility space , and result in a loss of 50,614 square feet of industrial space. To give a sense of the scale, there are more apartments anticipated in the East New York rezoning area , but fewer in the downtown Far Rockaway rezoning area . The document in question is the rezoning’s Draft Scope of Work, which describes the details of the proposal, projects the rezoning’s develop...

For College Terrace Market, a shaky start | News

College Terrace Market , the longed-for grocery store at 2100 El Camino Real in Palo Alto, finally opened on June 14, but the hoped-for crowds of customers have been slow to materialize. After a promising opening day , the market initially averaged only about 60 customers a day, said Ron Jensen, the market's director of operations. In the last couple of weeks, that number has grown as employees have moved into the First Republic Bank offices in the center's upper floors. But Miki Werness, one of the market's partners, estimated the market needs more than 200 customers per day to thrive. He said he did not anticipate that a summer opening would be so slow, adding that he anticipates many more customers will come with the start of the school year. The shaky start — and other factors potentially conspiring against the market — has customers and neighbors in College Terrace concerned . Under the planned community (PC) ordinance by which the College Terrace Centre devel...

The long retail spine of Sydney Road, Brunswick, just north of Melbourne's CBD, was once a prosperous trading outpost on the way to the goldfields. These days it's a bohemian mix of variety stores, op shops, halal butchers and Lebanese bakeries. Take a side street to the west, however, and a different picture emerges. Sandwiched between Sydney Road and the Upfield train line is an area undergoing rapid and widespread transformation. Light industry is fast being replaced by mid- rise apartment buildings , their inhabitants attracted by the short commute into town and cheaper prices than in the city's south-east. The quality of these units is, on the whole, depressingly bad; think poor ventilation and bedrooms that "borrow" natural light (a weasel word for being dark and windowless). The occasional jazzy façade tries feebly to make up for otherwise cheap construction amid a chorus of greys. At ground level, carpark roller doors alternate with mean pocket garden...

Major development project in Village of East Davenport turned away

DAVENPORT - This valuable wedge of land at the entrance of the Village of East Davenport has been empty for the last seven years. Local businessman Gregg Ontiveros has promised to put a major investment there, "I give you my word you will not be disappointed in this project." However, Davenport's Zoning Board voted otherwise. "Looking at it strictly statutory I believe we have some problems with passing this," said Chairman, Cathy Hart. Ontiveros gave his second and he says final pitch to the city Thursday night . His proposal is to build a five story apartment building that includes a restaurant, retail, and a rooftop pool at the corner of River Drive and Mound Street. However, there's one problem. To protect the area's architecture, the city says buildings in the Village cannot be built to be taller than three stories. "A 60-foot building in a very historic area of Davenport, which lacks a lot of history in preservation, it is totally just ou...

Massive Renovation Helps Fountain Place Secure 500,000 SF in Renewals

May 25, 2017— A number of major renovation projects are in the works along Ross Avenue in downtown Dallas . Arguably the most significant is the redevelopment of Fountain Place , where owner Goddard Investment Group was the first to kick off activity in this cycle. Additionally, AMLI Residential is developing a stunning new 45-story, luxury apartment high -rise at the corner of Field Street and Munger Avenue. The redevelopment of Fountain Place has been a key factor in securing renewals from five major office tenants . The latest to recommit is Bracewell LLP , whic¬h recently extended its lease for nearly 40,000 square feet. This follows renewals from Wells Fargo (123,650 square feet) and Gerald Ray (11,500 square feet) earlier this year. The first two big tenants to recommit were Tenet Healthcare (240,000 square feet) and Hunton & Williams...
