Drawing the lines in battle over space By Jeff Simms Scenic Hudson is hoping to nearly double the parking at the base of Mount Beacon to ease congestion at one of the Highlands’ most popular hiking spots . Meanwhile, the Beacon City Council and a developer clashed over who should provide spaces for a new 24- unit apartment building on Main Street. Mount Beacon Representatives from Scenic Hudson appeared before the Planning Board earlier this month to discuss plans to expand the lot at the park from 40 spaces to 77. The project, if approved, would be completed this winter, said Meg Rasmussen, a park planner for the nonprofit conservation group . It would involve moving the Howland Avenue lot entrance farther away from Route 9D and turning it into an exit. Cars routinely line Howland on holidays and weekends when the park’s lot is full. The Edmond City Council this week voted 3-1 with one abstention favoring the commercial site plan for The Campbell, to be located north of Campbell, west of Jackson and south of Edwards. Councilwoman Elizabeth Waner cast the no vote and Councilwoman Victoria Caldwell abstained from voting. Variances include : • 10' front yard setback variances on Campbell and Edwards; • Parking requirement to include a 25 percent exemption for not only the non- residential square footage of the project but also the multi-family units in the project; and • Sign variance for blade sign to extend over the right-of-way. Two buildings with streetscaping will be constructed with shared parking between them. Facing Edwards will be building A, a 39,954 square foot 3- story building housing with 36 apartments, said Randy Entz, city planner. Massive Renovation Helps Fountain Place Secure 500,000 SF in Renewals

May 25, 2017— A number of major renovation projects are in the works along Ross Avenue in downtown Dallas . Arguably the most significant is the redevelopment of Fountain Place , where owner Goddard Investment Group was the first to kick off activity in this cycle. The $ 70 million renovation includes office tower enhancements and a new 10-story garage with four plaza- level restaurants at its base. Additionally, AMLI Residential is developing a stunning new 45-story, luxury apartment high -rise at the corner of Field Street and Munger Avenue. The redevelopment of Fountain Place has been a key factor in securing renewals from five major office tenants . The latest to recommit is Bracewell LLP , whic¬h recently extended its lease for nearly 40,000 square feet. This follows renewals from Wells Fargo (123,650 square feet) and Gerald Ray (11,500 square feet) earlier this year. Review board unsatisfied with Capitol Hill transit development project

There were many aspects of the four- site Capitol Hill transit - oriented development the East Design Review Board liked, but confidence was not high enough to clear it for permitting on Wednesday. Situated above the light rail station , the transit- oriented development will be Capitol Hill’s largest construction project to date, creating more than 400 apartment units in a superblock that borders Broadway , 10th Avenue, East John Street and East Denny Way. Each of the four buildings will be seven stories. Three will provide around 20 percent of their apartment units at affordable levels, while the Capitol Hill Housing B-North site will include 110 units at affordability rates of 30-60 percent of the area median income . The East Design Review Board ’s last assessment of the development, which is being led by Portland- based Gerding Edlen Development (GED), was in December. A busy intersection in Shaker Heights is being transformed through the redevelopment of the Warrensville- Van Aken business district . The former Van Aken Center will connect with nearby Shaker Plaza to create the Van Aken District , a new downtown and community- gathering place for the city.
