Apartments on top of Walmart at DeWitt?

A multi- story affordable housing complex built on top of a Wal-Mart or Raley’s … or Trader Joe’s for that matter. And located on land once earmarked for a Costco store at the PlacerCountyGovernmentCenter in North Auburn? PlacerCounty supervisors provided the raw materials for such a vision during a wide-ranging discussion on affordable options this week during an update on housing needs. Supervisor Kirk Uhler of Granite Bay was the chief proponent of a closer look at melding housing and commercial development , not specifying a particular location for a multi- story structure but name-checking Raley’s and Walmart. “How many more apartment units going an additional one, two or three stories above the Walmart ceiling height … could you put on that piece of dirt?” Uhler asked. “You’ve now got two utilizations of the same square foot – the commercial floor area and the residential above it.” The result could be more walkable commercial areas and better locations for transit, he s...

Mobile agrees to sell City Hall North for apartment project

The Mobile City Council has approved the sale of the Water Street building known as City Hall North , clearing its way for redevelopment as an apartment complex , and a consultant on the project said that groundbreaking could come next spring. District 2 Councilman Levon Manzie announced his "100 percent support" for the project and pledged to assist developers any way he could. "I can't think of a better way to describe 350 St. Joseph Street than to say it's not now needed for public or municipal purposes," Manzie said as the council voted. "It has been a blight on that corner of DeTonti Square for a long time. And that entrance is one of the gateways to our beautiful city." "I know those employees who worked at old City Hall North are not sad to see it go," commented Council President Gina Gregory . "It will be a tremendous improvement." Occupying a roughly triangular lot where St. Joseph Street hits Water Street , the bu...

Buy Photo The Ann Arbor City Apartments in Ann Arbor. Ann Arbor is seeing a building boom of apartments and condos for the last couple of years that continues to ramp up. (Photo: Romain Blanquart/ Detroit Free Press ) Buy Photo An unprecedented building boom of apartment high -rises and condos has made construction cranes a lingering fixture of the Ann Arbor skyline . No fewer than six cranes hovered over downtown last week as private developers raced to erect more luxury student and post-collegiate housing within walking distance to University of Michigan classrooms. The half- dozen residential projects that are under construction or slated to begin are the latest round in a boom that has been under way for at least three years and is permanently altering the city's housing situation. Many of the current and earlier developments specifically cater to U-M students, offering additional near- campus living options aside from blocks of grubby old houses. Other projects have ta...

In Exton area, an explosion of building activity

WEST WHITELAND >> Call it the development of Exton, 2.0. The area is undergoing a renewed interest with development that has the township buzzing with new projects. From a new supermarket – a Whole Foods, which the township has been told will open in January – to a post- operation rehabilitation facility , with plenty of housing in between, the Exton area is a hot spot for building again with more than 20 projects in the ground or on the drawing board. “There’s a lot happening now,” observed Mimi Gleason , West Whiteland ’s township manager. “A lot of it is because of the economy, the pent-up demand, and a lot of it is because the three supervisors we have now wanted to encourage redevelopment.” Advertisement The completion of the Exton Square Mall in 1973 helped put the Exton area on the map and through the decades leading up to the 2008 Great Recession the township saw steady growth with the development of other retail centers like Whiteland Towne Center , Fairfie...

Review board unsatisfied with Capitol Hill transit development project

There were many aspects of the four- site Capitol Hill transit - oriented development the East Design Review Board liked, but confidence was not high enough to clear it for permitting on Wednesday. Situated above the light rail station , the transit- oriented development will be Capitol Hill’s largest construction project to date, creating more than 400 apartment units in a superblock that borders Broadway , 10th Avenue, East John Street and East Denny Way. Each of the four buildings will be seven stories. Three will provide around 20 percent of their apartment units at affordable levels, while the Capitol Hill Housing B-North site will include 110 units at affordability rates of 30-60 percent of the area median income . The East Design Review Board ’s last assessment of the development, which is being led by Portland- based Gerding Edlen Development (GED), was in December. Board members agreed developers responded to the guidance provided at that time, but didn’t feel every r...
