Murray factory site becomes home to hundreds of apartments

The site of a former brick factory in Murray is being transformed into an urban-style neighborhood. Hundreds of apartments are being built — and hundreds more are coming — as part of the Fireclay development that promises to transform a once-dilapidated side of town. The first phase of the project, Lions Gate at Fireclay, began earlier this year. Renters are expected to arrive by next spring. The next phase, Brick Gate at Fireclay, is scheduled to start next month. Construction will take 20 months. UConn’s place in the Hartford skyline . Hartford — For nearly a half-century, the University of Connecticut has had no place to call its own in the state’s capital city. Today that changes as Connecticut’s flagship university opens the doors of its new $140- million downtown branch campus on Prospect Street . The arrival of the campus, which comes after five years of false starts and setbacks, is a milestone for the university and the city of Hartford. Hundreds attended the grand opening ceremony downtown Wednesday morning . For UConn, it marks the institution’s return from the suburbs into the heart of the city – where the school first opened its Greater Hartford branch in 1939. It moved to West Hartford in 1970. The university, in the years since, had been able to continue to claim a “presence” downtown. Tall Oaks Village Center in Reston to be Reborn as Mixed Use Redevelopment

When it was first built in the early 70s, Reston’s Tall Oaks Village Center faced little retail competition, but its fortunes changed when the Reston Town Center ’s shops and restaurants opened in 1990. It was dealt another blow when its anchor tenant, grocer Giant, closed its doors in 2007. Today, the 70, 000 square foot shopping center is 86 percent empty. However, the languishing center is set to take rebirth as a vibrant mixed use development with housing, retail, office and open space . The Board of Supervisors recently approved Jefferson Apartment Group ’s redevelopment plans for the village center . An increasing number of apartment owners appear to be cashing out rather than working under the new restrictions. If the trend continues, some say it will lead to a cascade of redevelopment spearheaded by large corporate buyers . This scenario would result in older apartments being phased out and replaced with new housing that is exempt from rent control. Tall Oaks Redevelopment Goes Before Reston’s DRB Again Tonight

The redevelopment of Tall Oaks Village Center will once again go before Reston’s Design Review Board during its meeting tonight. In July, the DRB deferred voting on approval of the site plan for the project that will see Tall Oaks transformed into a mostly residential neighborhood. Plans call for 156 homes (a mix of townhomes, 2-over-2 townhomes and multifamily buildings), community space, 8,500 square foot of retail and about 6,000 square feet of office space. In the presentation developers Jefferson Apartment Group and architects KTGY will present to the DRB (download), additional elevation maps are provided for the Board to consider. In addition, more detailed information about the common areas, tree buffer along North Shore Drive and more will be provided as requested by the DRB in July. Elco Landmark Apartment Trust Acquires Six Assets

Amelia Ridge, located in Cary, N.C. Texas & North Carolina —Elco Landmark Apartment Trust Holdings (doing business as Elco Landmark Residential ) has announced a series of transactions. Combined, the firm has added six properties (four in Texas, two in North Carolina ) to its portfolio. On Wednesday the company announced that it had partnered with DeBartolo Development and LEM Capital to acquire four garden- style assets located in San Antonio and Austin for approximately $44 million. Collectively, the Texas portfolio consists of 771 units that are 95 percent occupied. Elco plans to implement a renovation and repositioning program on the assets. “The acquisition of these assets is another example of our unique ability to source attractive investment opportunities in high- growth metropolitan markets located across the South,” says Joseph Lubeck, CEO of Landmark Residential . “We look forward to leveraging our redevelopment and repositioning expertise to improve the quality of e...
