City staff push for design changes on 13-story concept along E. Livingston

Image
Illinois-based multifamily developer  Banner Real Estate Group  has the initial support of city staff for its proposed 13-story mixed-use apartment building planned in Downtown Orlando, but has also been put on notice that key design elements must change in the coming months.  Conceptual plans and new renderings for the 13- story building will go before Orlando's Appearance Review Board on Thursday for a courtesy review.  That's being done by the developer, civil engineer  Kimley-Horn  and architect  Baker Barrios  to get valuable early feedback from the ARB and staff on their design, before an eventual Master Plan filing . Banner will have to submit again for a formal ARB review and approval, prior to submitting for building permits.  Banner Real Estate project aerial map" class="trb_em_ic_img" title=" Banner Real Estate project aerial map" src="src" /> This would be Banner's entry to the Central Florida market , with a propo...

What Is a Planned Community? A Place With Surprising Perks

What is a planned community? It's a housing development where the homes, roads, stores and other features are carefully designed and orchestrated to make living there as convenient and enjoyable as can be. For instance: Shopping centers may be deliberately situated within walking distance of planned community homes , which are typically attached—condos, townhouses, apartments—to make travel by foot manageable. Trees and flowers are planted alongside most streets, along with hiking/biking trails. High-speed commuter rails whisk workers to nearby urban centers  for their 9-to-5 jobs. There may even be village-wide Wi-Fi, to boot. Contrast this with the ad hoc way communities are usually built: In many cases, a developer just plunks down row housing on a parcel of land nowhere near commercial districts, which means you'll have to always grab your car keys for a carton of milk. Sometimes, luck or some modicum of forethought helps these neighborhoods turn out OK, but planned communi...

The ghost estates that still haunt Ireland

Image
A decade after the crash, Shannon Valley housing estate , on the outskirts of Ballaghaderreen, in Co Roscommon, remains unfinished and partly in ruins. Although the number of “ unfinished housing developments ” has fallen sharply since 2010, Shannon Valley is one of hundreds that still dot the country. The Guls: ‘Every day I put rats in the bin’ Fatima Gul says her little brother, Yousaf, doesn’t like the rats. He jumps up on the sofa or the table in the living room when they come into the house. Their parents don’t allow Fatimar, who is 10, or her nine-year-old sister, Maryam, or Yousaf and his twin, Zohra, who are five, to play near the houses on the other side of their green. It’s too close to the rats and the rubble. Shannon Valley “ ghost estate ” outside Ballaghaderreen, Co Roscommon. Plans Filed For 361 New Apartments Near Atlantic Station

Residential building slated for Home Park next to IKEA. Atlanta-based Pollack Shores Real Estate Group is moving forward with plans to develop a 361-unit apartment building in Home Park near the Atlantic Station retail district . Pollack submitted a multifamily land development building permit application to City of Atlanta Wednesday to develop the land next to IKEA, at 455 14th Street , where the apartments would be constructed. Pollack will demolish the Georgia Tech Foundation building that currently occupies the land. An estimated $1,300,000 could be spent developing the land, according to the application. In May, Pollack sought rezoning from City of Atlanta for the land where the commercial real estate developer wants to build the new apartment complex. The land was previously zoned as industrial.
