SAN CLEMENTE, Calif. – National Community Renaissance , one of the nation’s largest nonprofit community builders, and the City of San Clemente hosted a Grand Opening of the highly anticipated Las Palmas Village Apartments on Wednesday, March 2. Las Palmas provides 18 units of much- needed workforce housing for very low-income families in south Orange County . Located near San Clemente’s historic downtown, the community matches the city’s “ Spanish Village by the Sea” design style and will feature an onsite community resource center with computer stations, private underground parking , an outdoor courtyard garden area and private patios and balconies in select units. A 19th unit will be for the on-site manager. AKRON, Ohio - Testa Companies plans to build 40 townhomes in North Hill, in what will be the first new family housing development in North Akron in more than 20 years. Through a partnership with the International Institute of Akron, the city and the Ohio Housing Finance Agency , Testa plans to break ground in spring 2018 on the International House at San Tomasso (Italian for St. Thomas). The units will be built on land near St. Thomas Hospital and St. Anthony of Padua Parish on N. Main Street and is intended to be largely occupied by refugees. In July, the Ohio Housing Finance Agency announced the International House at San Tomasso received a portion of the $27 million awarded under the 2017 Housing Tax Credit program awards . There were many aspects of the four- site Capitol Hill transit - oriented development the East Design Review Board liked, but confidence was not high enough to clear it for permitting on Wednesday. Situated above the light rail station , the transit- oriented development will be Capitol Hill’s largest construction project to date, creating more than 400 apartment units in a superblock that borders Broadway , 10th Avenue, East John Street and East Denny Way. Each of the four buildings will be seven stories. Three will provide around 20 percent of their apartment units at affordable levels, while the Capitol Hill Housing B-North site will include 110 units at affordability rates of 30-60 percent of the area median income . These days it's a bohemian mix of variety stores, op shops, halal butchers and Lebanese bakeries. Take a side street to the west, however, and a different picture emerges. Sandwiched between Sydney Road and the Upfield train line is an area undergoing rapid and widespread transformation. Light industry is fast being replaced by mid- rise apartment buildings , their inhabitants attracted by the short commute into town and cheaper prices than in the city's south-east. The quality of these units is, on the whole, depressingly bad; think poor ventilation and bedrooms that "borrow" natural light (a weasel word for being dark and windowless).
