RMS’ Van Aken District to become ‘downtown’ of Shaker Heights | Real Estate

Image
A busy intersection in Shaker Heights is being transformed through the redevelopment of the Warrensville- Van Aken business district . The former Van Aken Center will connect with nearby Shaker Plaza to create the Van Aken District , a new downtown and community- gathering place for the city. Phase one of the $97.2 million project, under construction near the intersection of Warrensville Center Road and Van Aken and Chagrin boulevards, is due to be completed next summer. “There really has been nothing like this in Shaker Heights,” said Jack Bialosky Jr ., senior and managing principal of Bialosky Cleveland, the architectural firm responsible for planning the project and designing most of the buildings in phase one. “It’s a mixed-use, urban development which will really provide public space for the community, all organized around a central triangular park . “It’s going to be a place where the community can come, shop, dine and recreate. It will be a beautifully scaled, contained s...

Mobile agrees to sell City Hall North for apartment project

The Mobile City Council has approved the sale of the Water Street building known as City Hall North , clearing its way for redevelopment as an apartment complex , and a consultant on the project said that groundbreaking could come next spring. District 2 Councilman Levon Manzie announced his "100 percent support" for the project and pledged to assist developers any way he could. "I can't think of a better way to describe 350 St. Joseph Street than to say it's not now needed for public or municipal purposes," Manzie said as the council voted. "It has been a blight on that corner of DeTonti Square for a long time. And that entrance is one of the gateways to our beautiful city." "I know those employees who worked at old City Hall North are not sad to see it go," commented Council President Gina Gregory . "It will be a tremendous improvement." Occupying a roughly triangular lot where St. Joseph Street hits Water Street , the bu...

Groundbreaking held for CitySquare apartments in Worcester - News - telegram.com

Lisa Eckelbecker Telegram & Gazette Staff @LisaEckelbecker WORCESTER – The company building 365 luxury apartments downtown plans to spend about $90 million on the development and thinks Worcester is ripe for such construction. Nearby highways, bus transportation, commuter rail lines and employment opportunities make the area perfect for development, and no one else is building the kind of high- end housing units that Mack- Cali Realty Corp . of Edison, New Jersey, is constructing, Ivan M. Baron, the company’s chief legal officer said Wednesday. “We’re providing a niche that we think we can fill,” Mr. Baron said. He spoke after a celebration that drew Worcester politicians , government workers and business people to the CitySquare neighborhood between City Hall and Union Station for a ceremonial groundbreaking. Opponents organize to fight rent limits in Portland

Opponents have organized against an effort to rein in rent increases in Maine’s largest city. A group calling itself Say No To Rent Control announced its formal opposition Tuesday to Fair Rent Portland ‘s initiative to adopt a rent stabilization ordinance by referendum in November. The announcement sets the stage for a vigorous fall campaign , which comes as longtime residents and low- wage renters worry that a steep rise in rents and the influx of luxury housing is leading to gentrification and a growing affordability gap between incomes and housing costs. The new group is casting the referendum effort as a rent control ordinance that would harm the city’s housing market, although the supporters say the plan meets the definition of modern rent stabilization efforts that have been successful in other states. Among other things, Fair Rent Portland ’s initiative would limit rent increases to the rate of inflation for landlords who own five or more apartments and establish a Rent...

Arvada City Council’s use of executive sessions bothers group aimed at changing urban renewal authority

Image
ARVADA – A citizens group aimed at stopping an urban renewal plan dubbed “the $30 land deal,” are questioning executive sessions being held by city government in response to its efforts. Arvada For All the People has started a petition drive to amend the city charter, specifically the sections dealing with the Arvada Urban Renewal Authority (AURA). According to the group’s website, a deal with a developer by AURA to sell land valued at millions of dollars at an “already traffic- congested Wadsworth Bypass and 56 th Avenue” for just $30, sparked outrage. “Lack of city council response to the deal has now generated this petition drive to bring more democracy and accountability to City Hall,” the site says. The proposed amendment would require voter approval before the city could sell publicly owned land to private parties when the land is valued at more than $1 million and before the city could offer sales and/or property tax subsidies/incentives ( Tax Increment Financing ) to...

Portland Mayor Ted Wheeler slow to deliver on promise of affordable housing

Portland Mayor Ted Wheeler promised during his 2016 campaign that he would tackle the city's affordable housing crisis if elected. His second day in office, he took over the housing bureau , putting himself in charge of its big decisions on top of his already ambitious workload. But eight months into his term, the mayor has little to show for it. No groundbreakings. A single deal to bring an affordable apartment complex to Northeast Portland . A key policy position on his staff vacant five months after his housing expert quit . He has yet to tell developers what the city will fund if they work to put roofs over needy Portlanders' heads. Wheeler's insistence on painstaking public involvement and the lack of housing expertise on his staff have hampered progress on what he said was an urgent priority. The mayor has also made no decisions about how the city should spend the largest pool of money ever available to address Portland's affordable housing shortage . Wheeler ...
