Low wages, high rent: Orlando has a problem

Orlando will soon have a new community down near Disney — the Four Seasons Private Residences — where home prices start around $5 million. Bully for all our new neighbors ... and the $24,514 in homeowner’s association fees they’ll pay each year. Ironically, though, many of the people who already live here — the ones who work full-time in the tourist industry that attracts the Four Seasons folks — can’t afford homes of their own. Heck, they can’t even cover the HOA dues. Central Florida , you see, is in the midst of an all-out housing crisis . Our affordable- housing shortage is so severe that the National Low Income Housing Coalition recently found just 18 rental units available for every 100 low- income families — one of the lowest rates in America. As a result, we have families living in cheap motels and relying on government subsidies. And with rents rising, it’s only getting worse. This isn’t exactly the kind of thing our chambers of commerce or visitors bureaus like to promo...

SAN CLEMENTE, Calif. – National Community Renaissance , one of the nation’s largest nonprofit community builders, and the City of San Clemente hosted a Grand Opening of the highly anticipated Las Palmas Village Apartments on Wednesday, March 2. Las Palmas provides 18 units of much- needed workforce housing for very low-income families in south Orange County . Located near San Clemente’s historic downtown, the community matches the city’s “ Spanish Village by the Sea” design style and will feature an onsite community resource center with computer stations, private underground parking , an outdoor courtyard garden area and private patios and balconies in select units. A 19th unit will be for the on-site manager. The community also will feature on-site economic mobility assistance through the Hope through Housing Foundation. “Las Palmas exemplifies a successful partnership with National Community Renaissance and others,” said Mayor Bob Baker . “I am proud that the City of San Clem...

This is why your rent will keep going up in San Diego

When it comes to getting new apartments built, San Diego is the 11th worst city in the nation, said a national study released Monday . Fifty cities were ranked on specific factors, including local regulations and land available for development, that were determined to be critical to construction by trade groups such as the National Multifamily Housing Council and the National Apartment Association . Honolulu was ranked the most difficult market for building new apartments, and New Orleans was the easiest. Research gathered by Florida-based think tank Hoyt Advisory Services for the trade groups looked at the Wharton Residential Land Use Regulation Index, a survey of regulatory laws, and a method of mapping developable land created by Sumner La Croix of the University of Hawaii. It also used the U.S. Census and other data and market research. In California, San Francisco was deemed the hardest to get new supply built at No. 8. Los Angeles was No. 12, Riverside No. 13, Sacramento ...

A new apartment community in San Diego County is proving that green is both beautiful and affordable. SOLARA is a part of a mixed-use development from Community Housing Works that includes 56 fully solar -powered homes. Sun power is only a part of this smart green growth development which also features energy -efficient designs, healthy materials , water conserving equipment , and high recycled content throughout – even in the community art installations . This model project is the result of collective efforts between the city of Poway, Community Housing Works , and Global Green USA . Together with Rodriguez Associates Architects & Planners the development team produced one-, two- and three- bedroom units priced between $388-$1,075 per month, depending on occupants’ income. SOLARA apartments are affordable upfront and in operating costs with energy saving features like passive solar orientation , cool roofs, low-e windows, Energy Star appliances , and tankless boilers for h...

Apartments focus of controversy in Dunwoody

Along the busy Peachtree Industrial Boulevard in Dunwoody is a sprawling collection of two- story apartment buildings . The units are worn but relatively kept up. Dozens of children play soccer or run in the parking lots. And numerous vans with ladders atop their roofs indicate a working class clientele . The buildings and their occupants might be largely unremarkable, but the Dunwoody Glen and Lacota apartment complexes and their 2,000-plus mostly Hispanic residents are now the focus of a controversy that has divided this newly incorporated suburban enclave and led to a federal lawsuit . In 2011, Dunwoody officials pushed a bond referendum that would raise money to demolish two aging apartment complexes and build a sprawling — and badly needed — park. Then- Mayor Ken Wright extolled the effort in a press release just before the vote but added that while the city “regrets the need to displace residents (in) 785 apartment units” it would work to relocate those citizens, including...

The ghost estates that still haunt Ireland

Image
A decade after the crash, Shannon Valley housing estate , on the outskirts of Ballaghaderreen, in Co Roscommon, remains unfinished and partly in ruins. Although the number of “ unfinished housing developments ” has fallen sharply since 2010, Shannon Valley is one of hundreds that still dot the country. The Guls: ‘Every day I put rats in the bin’ Fatima Gul says her little brother, Yousaf, doesn’t like the rats. He jumps up on the sofa or the table in the living room when they come into the house. Their parents don’t allow Fatimar, who is 10, or her nine-year-old sister, Maryam, or Yousaf and his twin, Zohra, who are five, to play near the houses on the other side of their green. It’s too close to the rats and the rubble. Shannon Valley “ ghost estate ” outside Ballaghaderreen, Co Roscommon.
