This article is the first in a series based on new research into the place of lower-income and disadvantaged households in a compact city. There’s been a lot of talk about apartment living of late. Whether it’s millennials who can’t afford to buy a house, downsizers making a lifestyle change, owner-occupiers struggling to get defective buildings fixed , or foreign investors buying into new development, there’s no shortage of opinions and interest. Except for one group: lower-income and vulnerable residents . In Greater Sydney, the latest census data show that almost one in five households (17%) living in apartments and townhouses have weekly household incomes of less than A$649. Among this group the largest sub-group (36%) live in private rental housing . That’s more than 72,000 households living on $649 or less per week in a housing market where average weekly rents for apartments are $550. Colliers International Brokers Sale of The Park at Deer Valley Apartments in Phoenix for $33 Million

PHOENIX, AZ - Colliers International in Greater Phoenix negotiated the sale of The Park at Deer Valley apartments at 17425 N. 19th Ave., in Phoenix, for $33 million or $75,688 per unit. Executive Vice Presidents Bill Hahn , Jeff Sherman and Trevor Koskovich with Colliers’ Phoenix office represented both the buyer and seller. The seller was Bruckal Properties, Inc., of Kelowna, British Columbia, Canada. The buyer was a private investor, Billah Khan of Phoenix. Financing was arranged through Walker & Dunlop in Phoenix.Khan added The Park at Deer Valley to his portfolio of Phoenix-area assets, which includes Acacia Pointe in Glendale and Marble Creek in Phoenix. Autumn Creek Apartments sold to investor group for $15.5 million New owners plan to enlarge the fitness center

Autumn Creek Apartments in East Amherst has been sold for $15.5 million to a group of investors who own other luxury apartment complexes in the region. The investors acquired the 228-unit community on North French Road , west of Transit Road. It was sold by an affiliate of Legacy Development, which developed the property several years ago. The buyers also own Windsong Place Apartments in Amherst, Renaissance Place Apartments in Amherst, Green Lake Apartments in Orchard Park and StoneGate of Clarence, a senior community. Autumn Creek Apartments consists of 48 one- bedroom apartments and 180 two- bedroom apartments . Bruce Wisbaum, a local developer who is among the investors who make up Autumn Creek Apartments LLC , said he was drawn by the property's large units, its buildings' layout and its location in a growing area that includes CrossPoint Business Park . Anchorage’s port is already falling apart. With the clock ticking, who will pay to fix it?

In about 10 years, the docks at the Port of Anchorage will start closing, crippled by corrosion, unless major repairs are made. But with the clock ticking, it's still unclear who will pay for it, and how. Without a big injection of state or federal funding, officials say the port, which opened in 1961, is more likely to resort to a tariff that leads to higher prices on the vast majority of consumer products that come into the state. That means everyone would pay a little more for a gallon of milk, a loaf of bread, a car or a sheet of plywood. A scary incident at the port earlier this summer accentuated warnings about its condition. At 7 a.m. June 26, the Holland America cruise ship MS Amsterdam docked at the port. Solara is a mid- rise apartment community with 320 units at 12535 South Shore Boulevard , directly north of the Palm Beach Polo & Country Club. It was first built in 1991 and has traded hands between firms several times since then, most recently in 2007 when California’s IMT Residential gave ownership of the apartments to Boston- based AEW Capital Management for an unknown price, according to Palm Beach County property records . Hotels savor demand in northern California's wine country

The Wine Institute estimates that nearly 24 million people visit the 4,653 wineries in California’s wine regions each year. That tourism's economic impact in the state, which last year totaled $57.6 billion, includes a robust hospitality and lodging market. While construction slowed a bit last year, there were 26 hotels with 2,204 rooms in the planning stages for northern California’s vineyard- rich Sonoma County , and 13 hotels with 1,621 rooms being planned for Napa Valley, according Atlas Hospitality Group ’s 2016 California Hotel Development Survey . Earlier this month, construction began on one of those establishments, the $24 million, 122- key Hotel Trio in Healdsburg, Calif., which CU Investors, its developer, expects to open next April. The 82,638-sf hotel, situated in the Sonoma wine country , will serve the Dry Creek, Russian River, and Alexander Valley areas (hence, the “trio”).
