Drawing the lines in battle over space By Jeff Simms Scenic Hudson is hoping to nearly double the parking at the base of Mount Beacon to ease congestion at one of the Highlands’ most popular hiking spots . Meanwhile, the Beacon City Council and a developer clashed over who should provide spaces for a new 24- unit apartment building on Main Street. Mount Beacon Representatives from Scenic Hudson appeared before the Planning Board earlier this month to discuss plans to expand the lot at the park from 40 spaces to 77. The project, if approved, would be completed this winter, said Meg Rasmussen, a park planner for the nonprofit conservation group . A new initial study from the city’s planning department shows that a 39- story project proposed for Downtown’s Financial District is moving forward. The study, first spotted by Urbanize LA, offers some new timeline details: The project could get underway by the spring of 2019, with completion as soon as fall 2021. The project, called the 8th, Hope, and Grand Project, involves the demolition of a parking structure, its fantastic breeze blocks , and an adjoining surface lot running between Hope and Grand along Eighth Street. In place of the parking areas, a 39-story mixed-use development with 409 studio, one-, and two- bedroom residential units and about 7,300 square feet of ground- floor retail space would rise. The tower’s developer is from Mitsui Fudosan America , Inc. (MFA). MFA’s parent company is Japanese real estate developer Mitsui Fudosan , whose website says the tower will hold apartments. SOUTH BEND — Additional details emerged Thursday concerning plans for a mixed-use apartment project and full-scale brewery near Four Winds Field. “What we’re doing is we’re going to build a first-class experience but at an affordable rate,” Andrew Berlin , owner of the South Bend Cubs , said of the project. The Redevelopment Commission agreed Thursday to contribute $3.4 million to the project for building and infrastructure improvements. Situated directly outside Four Winds Field, Berlin Place will feature 120 studio, one- and two-bedroom apartments and 10,000 square feet of ground- floor retail space across four buildings. Details have yet to be worked out, but rental rates will be “competitive” with the local market, Berlin said. Twenty-eight of the 120 apartments will face the field, he said, and include balconies with “enough room to entertain.” A rooftop party deck will overlook left field on one of the buildings, he said, with 360-degree views of the stadium and downtown. A developer has plans to build a new 300-plus unit apartment complex with commercial space on Ventura Boulevard in Sherman Oaks, according to a marketing brochure by commercial brokerage CBRE Group Inc. The project would involve constructing 312 new apartments at 14801 to 14827 Ventura Blvd. between Kester and Willis avenues in two, five- story buildings that will also feature retail, restaurants and underground parking. CBRE is marketing between 15,000 and 22,000 square feet of retail space for lease out of a total of about 37, 000 square feet planned for retail and restaurant tenants. The ground-floor tenants would be below apartments and above underground parking, according to the firm’s brochure on the project. The most complex of the two projects would transform almost a block of property into a multi-building residential and retail complex on the north side of E. Long Street east of N. 3rd Street. The proposal includes the renovation of three buildings: a two-story retail and office building at 118 E. Long St.; a four- story empty retail building at 134 E. Illinois-based multifamily developer  Banner Real Estate Group  has the initial support of city staff for its proposed 13-story mixed-use apartment building planned in Downtown Orlando, but has also been put on notice that key design elements must change in the coming months.  Conceptual plans and new renderings for the 13- story building will go before Orlando's Appearance Review Board on Thursday for a courtesy review.  That's being done by the developer, civil engineer  Kimley-Horn  and architect  Baker Barrios  to get valuable early feedback from the ARB and staff on their design, before an eventual Master Plan filing .
