Baytown tops Texas for hikes in apartment rents

Image
Apartment rents grew the most in Baytown among Texas cities for a one-year period through July, though it remained one of the lowest priced markets in the Houston area, a new report showed. The median price of a two-bedroom unit in Baytown reached $850 in July, a 10.9 percent jump over July 2014, according to the July Texas Rental Price Monitor by Apartment List . Apartment List , an apartment rental marketplace based in San Francisco, compiles the data from several hundred thousand listings it has on its site. Demand for housing in Baytown and other communities on the east side of Houston is being driven by major expansions of petrochemical plants in the region. Curiously, a one-bedroom unit in Baytown costs more than a two-bedroom unit. One-bedrooms rented for $1,150 in July after a 14.6 percent year-over-year rise, according to the report. Alvin had the second highest rate hike in the Houston region, with rents rising 9 .9 percent year-over-year to $830 for a two-bedroom unit. ...

Report: Columbus apartment rents among cheapest in the U.S.

Call it affordable. Call it cheap. The fact is that those people renting apartments in Columbus enjoy some of the least expensive rates in the United States, according to Apartment List , a listing website that tracks the industry. August data show that Columbus, out of 100 markets nationwide, has the fifth- lowest median lease rates , with a one-bedroom averaging $640 a month and a two-bedroom going for $760 monthly. The lowest — or cheapest — rents on the list are in Wichita, Kan., with $560 for a one-bedroom unit and $750 for two bedrooms. It is followed by Fayetteville, N.C., Fort Wayne, Ind., Toledo, Ohio, and Columbus. Rounding out the Top 10 most affordable cities in terms of apartment rents are Huntsville, Ala., Winston-Salem, N.C., Cleveland, Ohio, Oklahoma City, Okla., and Des Moines, Iowa. Affordable Sticker Shock -- Climbing home and rental prices hurting chances of poorer people putting roofs over their heads | Jim Parker

Coast to coast, the housing industry currently favors the home seller as prices are rising, sales surging and inventories dwindling -- which leave the residences on the market more valuable. Take Seattle as a caffeinated example. The northwest city of 3. 5 million people boasts the hottest housing market in the country since last fall, according to the Case- Shiller home price index and reported this summer in the Seattle Times. The typical single-family house in metro Seattle cost 12 .9 percent more in April than a year ago, the report notes. Other fast-rising markets are Portland, Oregon; Dallas; Denver; and Detroit, up 9.3 to 7.4 percent respectively. Those totals compare with a 5. 5 percent national price growth rate . What's good for owners and well-off buyers can be doubly troubling for at least one group: lower income property shoppers including first-time homebuyers who can't afford average and midpoint home prices or apartment rents . According to studies, the na...

Shift happens: Hipsters’ inner city exodus

Image
Changing face of real estate SYDNEY’S hipster culture has been shifting to suburbia as penny- pinching young people abandon more inner city suburbs like Newtown and Surry Hills to buy in cheaper outlying areas or move back in with their parents. An analysis of census data has revealed traditionally family -friendly suburbs such as Gordon, Lindfield, Rodd Point and Eastwood had among Sydney’s biggest spikes in the population of 25-35-year-olds over the past five years. This was despite no major changes to rental or property demand or natural population increase . Hipsters are leaving Newtown. And moving in with their parents. Analysts instead attributed the rise in young adults moving out of the city to a trend in which many were returning to their family homes to help save money. With average weekly room rents within 5km of the CBD at $350 and apartment rents at $650, those who moved back in with their parents could save about $18,000 or more per year. Other suburbs with a signific...

This is why your rent will keep going up in San Diego

When it comes to getting new apartments built, San Diego is the 11th worst city in the nation, said a national study released Monday . Fifty cities were ranked on specific factors, including local regulations and land available for development, that were determined to be critical to construction by trade groups such as the National Multifamily Housing Council and the National Apartment Association . Honolulu was ranked the most difficult market for building new apartments, and New Orleans was the easiest. Research gathered by Florida-based think tank Hoyt Advisory Services for the trade groups looked at the Wharton Residential Land Use Regulation Index, a survey of regulatory laws, and a method of mapping developable land created by Sumner La Croix of the University of Hawaii. It also used the U.S. Census and other data and market research. In California, San Francisco was deemed the hardest to get new supply built at No. 8. Los Angeles was No. 12, Riverside No. 13, Sacramento ...

10 of the best places to retire abroad

Image
This article is reprinted by permission from NextAvenue.org. I suspect that when Americans think about retiring abroad, they focus on Latin American countries , due to proximity and because places like Panama, Belize, Costa Rica and the Dominican Republic usually show up on Best Places to Retire Abroad lists . Well, you won’t find any of those four countries in the Top 10 of The World’s Best Places to Retire in 2017 from Live and Invest Overseas . What you will find is a preponderance of Europe (six of the Top 10) plus a smattering of Mexico (two places) and Asia (two places, both in Malaysia). Another surprise: eight of those didn’t even make the Top 10 in the 2016 list from Live and Invest Overseas . “That surprised me too,” said Lief Simon, investment editor at Live and Invest Overseas and husband of the group’s founder and publisher, Kathleen Peddicord. In this year’s Top 10, the Algarve region of southern Portugal ranked No. 1 (for the fourth year in a row). Rounding out the...

Philadelphia-area residents see dollar signs in visit by Pope Francis

Image
Damien Bash owns a four-bedroom home, built in 1898, in Philadelphia's historic Germantown section . It features intricate stonework , hardwood floors and 19th century architectural details . Bash is offering the place to visitors attending Pope Francis ' first U.S. visit — for the weeklong World Meeting of Families gathering in downtown Philadelphia in September. His asking price? $15,000 for the week, or $2,142 a night for seven nights. How did he arrive at that figure? "I saw what everybody else was asking," he said. Opportunism seems to have gripped the Philadelphia area, where some residents are asking up to $30,000 a week to rent their homes and apartments to papal visitors. Through ads on Craigslist and Airbnb, they're betting that 1.5 million to 2 million people flooding a city of 1.5 million will produce a lucrative real-estate payday. I'm not being greedy -- I'll listen to anyone who offers me a price that's affordable for them. — Jackie S...

Where Do Most Renters Want To Live — And Where Are They Trying To Escape?

Unable to commit. Fear of missing out on something else (#FOMO). Not ready to settle down. No, we're not referring to your ex. Renters also often get a bad rap for being more flighty than their homeowner peers. And it isn't completely unfounded. Nearly two-thirds of renters, about 64%, plan to settle down in a different city, according to an Apartment List report . So where do they want to go? And, perhaps more importantly, where do they want to leave? The rental website surveyed about 24,000 renters, nearly two-thirds of whom were millennials, and then dug into its own internal data for the report. Apartment List looked at 50 large metros across the country for the report. It turns out renters in the priciest metros on the coasts, such as New York and San Francisco, and in inland cities where costs are rising rapidly, like Denver and Austin, TX, are the most eager to move. Folks in colder climes where there aren't as many good- paying job opportunities , like Milwaukee...

Renters Insurance for College Students A Smart Move

Wednesday, Aug. 23, 2017 ATLANTA, Ga. (WRDW/WAGT) -- As the start of the college school year begins , students who move out of the house or off campus may want to purchase renters insurance . According to Georgia Insurance Commissioner Ralph Hudgens , renters insurance can cover the loss of computers, tablets, musical instruments, jewelry and much more in the event of theft, fire or some other unforeseen disaster. "If your college student is moving away to school with expensive computers or other valuables, buying renters insurance is a smart move," Hudgens said. “The landlord may have insurance on his building, but that won’t cover replacement of a tenant’s possessions.” Commissioner Hudgens offer answers to these common questions about renters insurance : Q: What does renters insurance cover ? A: The possessions of anyone who rents a residence, whether it’s an apartment, house, manufactured home or condominium. Renters insurance protects personal...
