Old Marquette School building in South Bend spared from demolition | Education

SOUTH BEND — The city's historic preservation agency Monday rejected a request by South Bend schools officials to demolish the old Marquette School building , a plan that has been in the works for years but has met with resistance from preservationists. The South Bend-St. Joseph County Historic Preservation Commission held a public hearing on the South Bend Community School Corp .'s request to demolish the 1937 building to create more outdoor space for the current Marquette Primary Montessori Academy . Elicia Feasel, the commission's executive director, recommended that the panel deny the request. In a report to the commission, she concluded that the school corporation had failed to prove the types of safety issues that would justify demolishing a local historic landmark . The commission agreed and voted 4-1 to deny the district's request for approval to demolish the building. Several members faulted the school corporation for building the new Marquette school in...

SOUTH BEND — Additional details emerged Thursday concerning plans for a mixed-use apartment project and full-scale brewery near Four Winds Field. “What we’re doing is we’re going to build a first-class experience but at an affordable rate,” Andrew Berlin , owner of the South Bend Cubs , said of the project. The Redevelopment Commission agreed Thursday to contribute $3.4 million to the project for building and infrastructure improvements. Situated directly outside Four Winds Field, Berlin Place will feature 120 studio, one- and two-bedroom apartments and 10,000 square feet of ground- floor retail space across four buildings. Details have yet to be worked out, but rental rates will be “competitive” with the local market, Berlin said. Twenty-eight of the 120 apartments will face the field, he said, and include balconies with “enough room to entertain.” A rooftop party deck will overlook left field on one of the buildings, he said, with 360-degree views of the stadium and downtown. The city of Indianapolis is prepared to commit up to $4.6 million to the downtown Bottleworks project , with most of the amount needed to move an electric transmission line running through the site. A 38- page project agreement between the city and developer Hendricks Commercial Properties , set to be approved Wednesday by the Metropolitan Development Commission , outlines city costs associated with the project, along with other details. Beloit, Wisconsin-based Hendricks in July won approval from the Indianapolis Historic Preservation Commission to build the $260 million project on the 11-acre site of the former Coca- Cola bottling plant . Construction on the property at North College and Massachusetts avenues is expected to begin early next year. Plans call for a 136- room West Elm hotel , an eight-screen cinema, office and retail space, and apartments and condominiums. To help prime construction, the city has agreed to pay Indianapolis Power & Light up to $4 million to move ...

Improvements advance for traffic issues in Burns Harbor Village

Work continues on resolving traffic and sight issues on Burns Boulevard within sections of the Village In Burns Harbor. Burns Harbor Street Department Superintendent Pat Melton said stop signs have been painted to make them more noticeable and the Town Council asked him Wednesday to keep painting white crossing lines to mark the corners. But the Village Property Association is hoping to do more to mitigate problems after the Council last month asked that it trim the overhanging trees in view of the stop signs. POA President Jeff Freeze wrote a letter to the Council saying that a quote was solicited for tree trimming but the POA determined it was not able to cover the whole neighborhood. He asked the Council to allow more time to resolve the issue. Stop signs, speed limit signs and one-way street signs have been ordered and the POA will work with Melton and the Police Department to install those, Freeze said. Melton said he could also find some paint for the fire hydrants as well. ...

Protests Fail To Halt Rezoning For Apartments

October 13, 1988 | By David White of The Sentinel Staff KISSIMMEE — About 20 angry people who live in the Oak Run subdivision predicted their property values would drop and crime rates would rise if a new subdivision is built east of their homes. They also said traffic would worsen on Mill Slough Road and Woodcrest Boulevard if Palm State Development in Lakeland goes through with its plans to build about 180 houses and 200 apartments over three to five years. The city commission Tuesday night gave a big boost to those plans, voting 3 to 2 to annex the developer's 98 acres and approve zoning that could allow houses, stores and apartments on the land, which hugs Florida's Turnpike to the west. Oak Run residents blasted the decision. ''I think we just went through the motions,'' said George Selah of 2409 Fulton Road . ''They had their minds made up all the time,'' agreed Virginia Cook , 2413 Fulton Road . ''I'm worried about seeing ...

120 apartments to be built at Four Winds Field

Image
Consider it an outside the park home run. The owner of the South Bend Cubs has plans to build 120 apartments just outside the fence at Four Winds Field. “You’re looking at two buildings that kind of begin in centerfield and them move toward the stadium and then you’re going to have more of those buildings extending to the right and kind of left field areas that will be able to look in, of course, the analogy is kind of a Wrigley Ville type feel to it,” said South Bend’s Acting Direct of the Community Investment Department , Brian Pawlowski. Some of the buildings will even feature signature rooftop seating . “And those spaces you know in right and left field are envisioned as not just private space. There will be availability for public space as well, to kind of have events on that rooftop area to look in and things like that,” Pawlowski said. Plans call for four buildings in all. Each will be three or four stories tall. The project would als...

Landmark Apartment’s fast growth fueled by changing housing market

Image
We’re a particularly strong and well-capitalized company with a very strong investment record . Joe Lubeck Executive chairman, Landmark Apartment Trust of America Inc. The recession and slumping housing market made the past few years a good time to invest in apartments — and Landmark Apartment Trust of America Inc. was poised to take action. By acquiring more than $1 billion in properties in 2013, Landmark now owns or manages almost 33,000 units, says Joe Lubeck, executive chairman. This correlates with increased interest in renting. “We see that a lot of people are more interested in job portability and the ability to relocate from one city based on job availability, and they also no longer perceive a house as being the solid investment that it once was,” Lubeck says. “As a result, we’re seeing significant growth in the household formative years , the 25- to 40-year-old market, where people are specifically looking to be renters by choice.” Targeting distressed properties that c...
