When it was first built in the early 70s, Reston’s Tall Oaks Village Center faced little retail competition, but its fortunes changed when the Reston Town Center ’s shops and restaurants opened in 1990. It was dealt another blow when its anchor tenant, grocer Giant, closed its doors in 2007. Today, the 70, 000 square foot shopping center is 86 percent empty. However, the languishing center is set to take rebirth as a vibrant mixed use development with housing, retail, office and open space . The company, launched in Orlando by Atlanta-based Lane Co. in 2006, is wrapping up work on portions of its first complex in Florida, a 384- unit development in Osceola County called Verano Apartments . Work began on Verano, located just off Exit 244 of Florida's Turnpike near Walt Disney World , in November 2007. While leasing has begun and some of the one- to three-bedroom units are occupied, work is continuing and the complex should be completed by February, according to Mike Mulhall, the company's Florida regional development partner . Mulhall said work has also begun on the company's even more ambitious downtown Orlando apartment tower , called The Montage. The redevelopment of Tall Oaks Village Center will once again go before Reston’s Design Review Board during its meeting tonight. In July, the DRB deferred voting on approval of the site plan for the project that will see Tall Oaks transformed into a mostly residential neighborhood. Plans call for 156 homes (a mix of townhomes, 2-over-2 townhomes and multifamily buildings), community space, 8,500 square foot of retail and about 6,000 square feet of office space. In the presentation developers Jefferson Apartment Group and architects KTGY will present to the DRB (download), additional elevation maps are provided for the Board to consider. In addition, more detailed information about the common areas, tree buffer along North Shore Drive and more will be provided as requested by the DRB in July.
