Difference between housing society and apartments owners association and condominium

The meaning of Condominium is a Building or Complex of Buildings containing a number of individually owned Apartments or houses. Though this concept isvery old one of ownership for buildings in Mumbai, it is the Co- operative Housing Society model which has been and even today, is the most popular and preferred so far. Buyers who purchase premises on an 'ownership' basis require to come together to manage the building and for that purpose, one of the ways is to form a Co- operative Society , which is regulated by the Maharashtra Co- operative Societies Act , 1960. An alternative to a Co- operative Housing Society was introduced by the Maharashtra Apartment Ownership Act , 1970, which provides for the formation of a Condominium. The buyers of premises in a Condominium are called Apartment owners who form an association known as an 'Association of Apartment Owners ' in case of both i.e. residential as well as non-residential premises. The meaning of...

Apartments focus of controversy in Dunwoody

Along the busy Peachtree Industrial Boulevard in Dunwoody is a sprawling collection of two- story apartment buildings . The units are worn but relatively kept up. Dozens of children play soccer or run in the parking lots. And numerous vans with ladders atop their roofs indicate a working class clientele . The buildings and their occupants might be largely unremarkable, but the Dunwoody Glen and Lacota apartment complexes and their 2,000-plus mostly Hispanic residents are now the focus of a controversy that has divided this newly incorporated suburban enclave and led to a federal lawsuit . In 2011, Dunwoody officials pushed a bond referendum that would raise money to demolish two aging apartment complexes and build a sprawling — and badly needed — park. Then- Mayor Ken Wright extolled the effort in a press release just before the vote but added that while the city “regrets the need to displace residents (in) 785 apartment units” it would work to relocate those citizens, including...

Difference Between Condo and Apartment

Posted on July 7, 2012 by admin Condo vs Apartment   Apartments and condominiums (called condos in short) are dwelling units that are very similar in structure and purpose. They are both used for residential purposes and called by either name depending upon the part of the world you live. However, it is not that the two properties are the same and the two names can be used interchangeably. At least, there are legal differences that will be highlighted in this article. Condo Condominium is a large property complex where individual housing units are owned by individuals whereas common property such as stairs, elevators, gardens, swimming pools, halls etc are shared by all owners and owned by an association of owners. In general though, the word condominium is used for the dwelling unit that is otherwise called an apartment in many parts of the world. Condos are owned and not rented as is the case with apartments. The word condo is typically used mostly in US and Canada. In the case o...

Reston’s Shadowood condominiums make new Va. case law, can’t fine owners for rule violations

Image
The Shadowood condominium complex , on South Lakes Drive in Reston, has been ordered to stop charging fees for rules violations because its original master deed doesn 't allow it. The court ruling has implications for condo and homeowner associations across Virginia. (Elizabeth Razzi/The Washington Post) UPDATE, Monday, 9 a.m.: In Saturday’s condo board elections , Shadowood’s owners defeated both the incumbent secretary and treasurer, replacing them with two new officers. The next election, for board president Olivia , is in March. ORIGINAL POST: In Reston, there is a condominium complex called Shadowood that has written itself into Virginia history. For years, the Shadowood Condominium Association imposed fees for things like calling the management office or having the wrong color blinds . It towed tenants’ cars for unpaid fees — on the day before Thanksgiving. It turned off the heat or air conditioning to apartments of owners who were in arrears or in violation of its many ...

This is why apartment living is different for the poor

Image
This article is the first in a series based on new research into the place of lower-income and disadvantaged households in a compact city. There’s been a lot of talk about apartment living of late. Whether it’s millennials who can’t afford to buy a house, downsizers making a lifestyle change, owner-occupiers struggling to get defective buildings fixed , or foreign investors buying into new development, there’s no shortage of opinions and interest. Except for one group: lower-income and vulnerable residents . In Greater Sydney, the latest census data show that almost one in five households (17%) living in apartments and townhouses have weekly household incomes of less than A$649. Among this group the largest sub-group (36%) live in private rental housing . That’s more than 72,000 households living on $649 or less per week in a housing market where average weekly rents for apartments are $550. Our research for Shelter NSW identifies multiple challenges such households face. Further...

Rent control rumored to be driving apartment sales | News

Mountain View's rent- control program has already survived political and legal trials -- but what about the business test? An increasing number of apartment owners appear to be cashing out rather than working under the new restrictions. If the trend continues, some say it will lead to a cascade of redevelopment spearheaded by large corporate buyers . This scenario would result in older apartments being phased out and replaced with new housing that is exempt from rent control. Those looking at the data with a more critical eye point out that sales of apartment buildings are up throughout the South Bay, and that the number of buyers indicates a healthy interest in investing in Mountain View housing , regardless of rent control. To take one example, Fremont residents Ann and Paul Lethers decided in June to sell their 18-unit complex on Del Medio Avenue in Mountain View, which they created from separate purchases of two adjacent nine-unit buildings. They say they h...

Moldy Pegasus Landing apartments not suitable housing, UCF says

May 8, 2010 | By Dave Weber, Orlando Sentinel Complaints of mold in apartments at Pegasus Landing prompted University of Central Florida on Friday to suspend its agreement to use the sprawling complex for student housing . That cuts off the flow of new students to the 744-unit complex on Alafaya Trail. But hundreds of students with leases could be left to fend for themselves if they want to get out of current contracts or contracts for next school year. However, university officials said they would offer "resources, guidance and references" through a telephone hotline and online network. Officials said it's too soon to say how the decision will affect the university housing market for fall semester. About 2, 500 students live in the complex, each paying from $545 to $640 a month on year-round leases. University officials say they have been pressing Capital Project Finance Authority , owners of the 34 apartment buildings about a mile from campus, since February to ...

How to get apartment owners to respond to me on Craigslist NYC

The first trick is to respond only to legitimate ads.  There is a ton of spam and fraud on Craigslist.  The primary sign that an ad is not legitimate is that the apartment is under priced and/or comes with unbelievable extras such as 2 garage spaces. I took a look just now and found a bunch of large, beautiful looking apartments with off street parking that were impossibly under priced, look like apartments located in Chicago (not NYC), and that were listed in the middle of the night by people with ridiculous 3 part names .  I searched for keywords in the ad description of one and found the exact same text advertising apartments in LA and Philadelphia (How could a legitimate ad for a Lower East Side apartment claim it was "close to the bus line?" That's flyover country talk .). But there are so many good looking deals, they can't all be spam or fraud, right? Sorry, the rental market in New York City is very efficient.  The probability that you can obtain a rental ...
